personalHousing issues with roommates

After an unsuccessful attempt to discuss roommates issue. Roommate keeps on bringing her bf here 2 days a week, without paying utility bills. I didn't have them sign the house rules saying overnight guests are limited. My bad again, but anyway, the conclusion we came up with each will be mindful of the other needs and try to meet in the middle. Other issues, both housemates are concerned about mice issue, requesting landlord to control it, if not they're thinking of leaving. Well, I guess in this case, I'm in the same boat. If everyone jumps ship, I jump too. Not a big deal to me 'cause I considered it before but an inconvenience. Let's hope it doesn't come to that. We'll see. So, in short, blahhh, whatever. This doesn't affect me, took a couple of hours though. I need to study. I'm so going to take the board by end of this month. Full speed studying baby. I'm serious. I will. I am.

Current House Rules

We've agreed to keep #1-10 as guidelines and #11-15 as rules to be followed.

GROUND RULES for 000 Street St.

The following ground rules are designed to keep 000 Street St. a safe and comfortable environment for tenants.

1. No shoes, slippers are recommended.

2. No loud noise after 11 pm and before 7am, including the use washer/dryer/dishwasher, watching movies, playing games, parties, social gatherings. Within the indicated time period, it’s up to the 1st floor tenant regarding the use of washer/dryer/dishwasher.

3. Clean kitchen - Take turn to vacuum the kitchen and clean floor with soap and water (as required by the lessee), including counter tops, microwave, and toaster (depending on your uses).

4. Utensils, food, and equipments are to be used separately unless agreed by other tenants.

5. Clean after yourself in the kitchen and living room - Take out the garbage if you use it, don't let it overflow. Don’t let flies develop. Keep room garbage separate from kitchen garbage. Remove food marks, water spots.

6. Keep living room clean - Take away self personal mails weekly. Organize and clean coffee table depending on your uses.

7. Clean living room - Vacuum and clean unnecessary materials (as required by the lessee).

8. Guests are to use tenant’s assigned bath.

9. Guests rules - Clean after your guests, including bath, dishes, remove trash, food, and foot marks. Guests are not to use utilities (electricity, gas, water, cable) or amenities (kitchen ware, dishwasher, laundry, parking) on a routine basis. Occasional uses are permitted on a case by case basis.

10. Overnight guests are limited and should be discussed with other tenants beforehand.

11. AC/Heater - Tenants are to use personal AC during the summer and at least a minimal level (60-70[sup]o[/sup]F) of central heater in the winter. Tenants can use a portable heater and adjust it according to individual needs, because individual usage is a lot cheaper than central usage. This is to keep everyone’s budget happy.

12. The lease is 12 months unless otherwise specified. You are responsible for the housing/bge/internet bill monthly regardless of individual usage, ie. you would still be responsible for your assigned portion even if you don't use it. This would prevent the excessive amount of fee gathered for the remaining tenant(s) during other tenants' away clinical rotations or summer/winter vacation. Cancelling the service would generate unnecessary penalty for everyone. You are recommended to find someone else to cover that fee during the leave only with the permission of the lessee.

13. Don't share copies of house keys with non-family, non-spouse members. Seek permission from other tenants in advance if you're going to lend your room to someone else during your leave.

14. Security deposit will be returned within 60 days after the end of the tenant's lease, provided the room is clean and there is no deductible charges for property damage, cleaning beyond the normal wear and tear.

15. You should notify other tenants the date you would be leaving at least 60 days in advance, June 1st for most, of the end of lease. This would allow time to seek new tenants. If notification is made after this date and the tenant's room is still vacant after the lease is over, the tenant's security deposit would be used instead.
